Matrix Capital Bank has leased the former Western Radio site at 3rd/University and will build a new branch. John Fiedler, formerly of Guaranty Bank will head up the branch. Matrix Capital Bank purchased, and occupied the former Western Federal Savings building at 17th/Champa when it first moved its headquarters to Denver a few years ago. More recently controlling interest in the bank was bought by a team, which includes Scot Wetzel, former head of Colorado operations at Compass Bank. The team plans to change the name to United Western Bank and reorient the bank from mortgages and commercial banking to retail banking with 5 to 7 branches.

Steele Street Bank also has a branch under construction near 1st/Adams Street. The bank has grown rapidly from its roots in the lower level of the office building at 1st/Steele Street and after less than 3 years it now has another branch downtown and plans one in the Tech Center. Headed by John Malone, former CEO of First Interstate Bank, the management team also includes Brian Wilkinson of the family that once owned Colorado State Bank & Trust and who headed that bank’s Cherry Creek branch.

The Fillmore Plaza Working Group has reached a consensus that redevelopment of the Fillmore Plaza will not have vehicular traffic. The Group listed the following additional priorities:

  Connectivity – pedestrian access from the Cherry Creek Shopping Center to 2nd Avenue
Flexibility – able to serve a variety of events and uses
Retail loading access - Limited early morning vehicular access for retailers on the plaza
Passenger loading - vehicle passenger pick-up and drop-off at the north end of the plaza on 2nd Avenue
Staging of development - to allow flexibility of funding

CommArts, consultant to the Cherry Creek North BID (and separately the Cherry Creek Shopping Center) is working on design options and another meeting of the Working Group has not been scheduled.

Meanwhile, the Cherry Creek Steering Committee viewed plans for the Nordstrom expansion of the former Lord & Taylor store at the mall. The expansion toward East 1st Avenue is limited so some 142,000 SF by the other anchors in the mall, so the design includes some parking to remain along 1st Avenue. Some members of the Committee are encouraging the Taubman Co., owner of the mall and Nordstrom to replace the parking with a pedestrian plaza to complement the redevelopment of Fillmore Plaza.

Developers of the Pinnacle at City Park South condominium tower have decided to move up the beginning date of construction for the second tower in the development following the success of sales for the development. Located on the site of the former Mercy Hospital at Fillmore Street and East 17th Avenue, the tower is now to have 105 units instead of the original 122, and is to have the majority of units priced from $415 to $430 per square foot. Pre- sales for the second tower are to begin in May.

Neighborhood Flix Cinema & Cafe has joined the Tattered Cover bookstore and Twist & Shout record store as the final partner in the redevelopment of the historic Lowenstein Theater. The addition completes the idea originally planned for the $15 million project, which was for local retail stores to have a major stake in the revitalization of East Colfax Avenue. The developer plans to open its facilities to the public by Thanksgiving. The Denver City Council gave preliminary approval to $2.4 million in low interest federal “block grant” loans adding to $1.9 million in approved similar loans and $4.6 million in property and sales tax rebates. The Tattered Cover bookstore will move from 40,000 SF in Cherry Creek North to 22,000 SF including a coffee shop in the Lowenstein on June 25th. The 4th Story Restaurant is also closing at the end of May. Joyce Meskis says she is looking for a smaller space in Cherry Creek North that has to have all the ingredients to work well – tall order in the book business. Redevelopment of the former Tattered Cover building in Cherry Creek North has not been announced.

Construction of the One Lincoln Park transit- oriented development began on March 20th. To be the first high-rise condominium development built in the downtown area in roughly 25 years, the 32-story development is to have 186 units with a beginning price of about $300,000 and rising to as high as $3 million. Retail (14,000 square feet) is to be built on the first floor and 360 parking spaces built on 7 floors. Two light-rail stops placed nearby will also serve to benefit residents (streets bordering the development include Lincoln, Broadway, 20th, East 20th Avenue and Welton). Osborn Development Corp is developing the project.

The developer of the JW Marriott hotel at Clayton Lane in Cherry Creek North, Charlie Biederman plans to spend $75 million to convert the Embassy Suites Hotel at 19th/Curtis Streets downtown into a Ritz- Carlton hotel condo project. Biederman bought the hotel last year in pretty tired condition. Two more Ritz-Carlton’s are in Colorado – Beaver Creek and Aspen. The new Ritz will complement the new Hyatt Regency convention center hotel and the planned Four Seasons hotel at 14th/Lawrence.

The developer of a portion of the former Gates Rubber Co. site on the west side of Broadway has been picked. Cherokee Denver chose Joseph Freed and Associates of the Chicago area to redevelop the 24-acre site of factories and warehouses into some 1,500 housing units, over 500,000 SF of retail and over 200,000 SF of offices. Cherokee Denver is cleaning up hazardous materials on the site before the sale. Freed has developed several transit oriented properties in the Chicago area.

Silverstone Communities paid $23 million, or $145,570/unit, to Waterton Associates for the 21- story, 158-unit Park One Hundred apartment building at 100 Park Avenue West in Denver. Located in the Uptown neighborhood, the company plans to convert the units into condominiums with a starting price of roughly $200,000. Availability of the units is to occur in April or May, and sizes are to range from 725 to 1,250 square feet.

A condominium project has been announced for the Cherry Creek area by developers Bruce and Stuart Rifkin. To be located in the Alameda Triangle area at 333 South Monroe, the Monroe Pointe development will have 75 units with prices starting in the $400,000s for the smallest units (860 square feet) and exceeding more than $2 million for the largest unit (5,500 square feet). Completion of the development is scheduled for 2007.

Retail giant Sears has announced that it will be ending its chain of Sears Essentials stores by converting them to their Sears Grand chain of stores. The change will affect only one store in Denver, which is located at East Evans Avenue and Monaco Parkway. A completion date for the change was not announced.

Famous New York developer Donald Trump is proposing a luxury hotel and condominium complex for the parking lot next to the El Jebel building at 1770 Sherman Street. To surpass the Republic Plaza building in height at 715 feet, the roughly $150 million building would be designed to complement the neighboring El Jebel building, which was built in 1906 and is proposed by Trump to be restored as part of the development and be made available to guests for meetings and social functions. Advancement of the proposal is pending acceptance of the $2 million offer to the owners of the property by Trump and his partners, Barry Investment Group of Aurora and the Bayrock Group of New York.
